Overview
Hayfield Plains is an energetic village that enjoys extensive interaction with other residents in Balaklava and surrounding districts. Balaklava has a vibrant country main street shopping precinct, along with many sporting and recreational facilities, including a local lawn bowling club and golf club.
We have 33 architecturally designed 2 and 3 bedroom homes for purchase, each with landscaped gardens, an outstanding community centre and indoor bowls.
All our homes are spacious and well appointed with large lounge and dining areas, well equipped kitchen and a generous bathroom. Each home is fully insulated, has reverse cycle air-conditioning and built-in robes. Personal 24 hour monitored alarms are also available.
Each of the homes has a private rear garden and a spacious remote controlled garage as well as beautiful shared front gardens maintain by Life Care. There is also an area for caravan and boat ‘parking’, a community workshop called the ‘The Tinkering Shed’ and a generous communal vegetable garden and BBQ area.
Group excursions and social events are arranged, adding another layer of connectivity that makes Retirement Living the ideal option for safe and enjoyable living as you age.

- All homes are for purchase at current market value. This payment is an interest free loan to Life Care for the duration of the agreement and is referred to as a ‘Licence to Occupy’. When a property becomes available, a $5,000 deposit is required to secure the home until it is occupied. This amount is fully refundable if you change your mind. When the home is vacated, the refund is based on 75% of the market value of the home at that time.
- A maintenance fee is charged fortnightly and covers council and water rates, property insurance, and ongoing maintenance and gardening services.
- All residents are responsible for their own gas, electricity, phone connections and accounts and home furnishings.
